• Application Fees: $85 per person for everyone 18 years and older(all fees are NON-REFUNDABLE)
• Administration Fee: $500.00 (all fees are NON-REFUNDABLE)

• Must make 3 times the rent amount a month

• No prior landlord debt or evictions

A written 60-day notice is required, along with a termination fee (equal to 2 or more months' rent) and payment of a Hassle Free Cleaning Fee of $225.

RENTER’S INSURANCE
 All leaseholders must be listed on the policy. Must include minimum coverage of: 

• $20,000 Personal Property Coverage 
• $300,000 Personal Liability Limit 
• $1,000 Medical Payments Limit 

Required Verbiage: 
“As part of your lease agreement with Royce Apartment Holdings, LLC we require the minimum coverage 
above with Royce Apartments Holdings, LLC listed as an additional insured on your policy. This policy must 
stay in force as part of your lease agreement.”

UTILITIES:
Utilities such as Water, Sewer, Gas, and Trash/Recycling will be placed in your name and are allocated based on unit size. These utilities will be billed to you and paid directly into your account ledgers, payable to the property.

ELECTRICITY Residents are responsible for electricity within the unit through ComEd. To start the process, visit: https://secure.comed.com/CustomerServices/service/landing

All leaseholders must be 18 years of age.
Any resident 18 years of age must be listed on the lease and have a background check. Background check fee is $85.00.

• Garage parking at time of move-in: $125.00
• Adding garage parking after move-in is $150.00
